Step 1 - Preliminary Development Assessment
The first step in getting you into your new home after securing your financing involves discussions on an approximate budget, looking at community and lot preferences, general layouts and design concepts, how to read and understand plans, and the entire construction process. We also discuss the payment structure, details of specific community requirements, time line requirements, the Alberta New Home Warranty Program (http://www.anhwp.com/), and various other vital aspects to this exciting investment.
After establishing the preliminary processes and vision pertaining to the new build, Reborn is able to present some budget pricing based on our clients’ needs. This baseline serves as a solid foundation for the entire building process.
Step 2 – Design and Project Coordination
Our design and operations staff work tirelessly to ensure that all the details of your new home are perfectly incorporated into the final design and construction phases. Working together, they ensure your preferences and specifications are within budget. While most of the pre-construction design spec and project planning takes place within 2-3 months after the initial deposit is received, our teams work together throughout the project as the various moving parts may require recalibration and revision as the design takes shape. Clients will need to be available for meetings at the design center and site meetings, especially with complex custom building projects.
It doesn’t matter if you know nothing about construction, or struggle with your selections; our staff are here to walk you through each step and each process until you’re fully comfortable moving forward. It is encouraged to bring your ideas to the table as the cornerstone of the project. It helps to bring photos, color swatches, or other items that you feel are fundamental to the way you want your home to look and feel.
Step 3 – Pre Construction Review and Contract Signing
Before a final sign off of the design specification and construction plan, Reborn conducts a full review of the budget, selections, construction drawings, take offs, etc. to ensure we have an exact snap shot of the building plan prior to permit applications. Clients are encouraged to actively engage in this fine tuning stage as we work together to iron out kinks, tweak the customization, and ensure a personal touch is forged into each and every unique project. This part of the process usually takes around 2 weeks on average. Once the plans and contractual documents are updated and to the clients satisfaction, the final paperwork is prepared and signed based on ANHWP guidelines. A construction deposit is then collected and the plans are put in motion.
Step 4 – Architectural Standards and Building Permit Submission
Specific guidelines are required by the developer pertaining to the exterior presentation of the home, including materials, colors, styles, textures and scales, landscape details, etc. After being approved by the developer, the permitting can be submitted for approval.
In order to submit the building permit application, a full set of drawings, land surveys, application forms, and other pertinent details to meet municipal requirements are compiled.
Step 5 – Breaking Ground!
After all documentation, plans, and specifications are in order (don’t worry, every client completes some interior selections as construction moves forward) we are ready to break ground. Your project coordinator will walk you through the detailed construction phases, noting the major milestones along the way such as the foundation pouring, inspections, and the drywall stage, which marks a very exciting point of progression. At various stages, Reborn will coordinate client a client walk through inspection, as well as all municipal inspections.
Step 6– Pre-occupancy, possession, and post possession
A little over a month before completion, the date of possession will be updated if required. This time period is when all minor touch ups, deficiency items, and completions are addressed. Before taking possession Reborn will conduct a rigorous walk through of the entire home, in preparation for the pre-possession walk through. Our aim is to address as many items as possible prior to this meeting, so that we can focus on the orientation process. This entails a comprehensive overview of the mechanical, home automation, and security system components of your new home, as well as a detailed tutorial on how to maintain the longevity of your home finishings for many years after the warranty is expired.
Although we are happy to see you in your new home and at the finish line of the construction phase, we are not quite ready to part ways with you. In addition to the 2 walkthroughs in the first year to address any rare warranty issues, Reborn likes to keep in contact with all of our clients well beyond the warranty expiration. Our service team is happy to offer advice, help troubleshoot, and even inspect areas of the home that require routine maintenance and/or adjustments that are required in every home over years of use.
