Some kitchen renovations require structural changes, like taking down walls to open up the living space or drastic layout changes that require structural engineering, plumbing, HVAC, or electrical to be moved around. Changes like these can significantly increase the cost of a kitchen renovation.
On the other hand, some homeowners are very budget conscious and take a more refurbished route to their renovation by improving what they have instead of replacing it. Kitchen renovations like this can be on the lower side of the cost scale.
The average small to medium kitchen, not including appliances costs around $30,000.. As the space, selection grades, and components increase in scope, the prices can get in excess of $50,000.
For a large, completely custom look with all the bells and whistles, possibly with some wall rework, the kitchen renovation costs can be close to, or in excess of $70,000. It is due to our wide variety of selections and custom specialty that square footage prices do not well suit our model.
Our minimum kitchen refacing package starts at $10,000, and mid range sized refacing projects are between $15,000 to $17,5000. Larger refacing projects with extensive changes can reach in excess of $20,000. Keep in mind, at this point you are getting mostly a new kitchen aside from the boxes.
The average main bathroom renovation cost starts at $10,000 for a retrofit of the entire bathroom, but can go as high as $20,000 for tub to shower conversions and higher end finishings with custom elements.
An en-suite typically costs around $25,000-$30,000, but can reach the $40,000 plus range with things like steam showers, in floor heating, built ins, premium finishings, wall full wall coverings, and many other optional add-ons we offer. However, it largely depends on the age of the home, the size and what materials you want to use, code upgrade requirements, and other nuances our expert sales reps will assess.
Increasing the size of the bathroom or moving around plumbing can be expensive changes that may push the total higher. If you’re planning a full bathroom remodel (tiles, bath/shower, fixtures, toilet, cabinetry, in floor heating) it will cost more than if you’re just focusing on the aesthetic pieces (tiles, floor, fixtures).
The average cost of a basement renovation starts around $35,000 to $40,000 for a basic 1 BR, bathroom, storage, living area with quality finishings. Adding a bar can add on avg $5000-$15,000. Upgrading to options such as sound proofing, egress windows, lots of pot lights, extra bedroom, gym, media room, premium bathroom, fireplace, and many other options can push your basement in the $50,000 to $100,000 range. We have done luxury basements in excess of $100,000 with all of these and more options.
The cost of a basement renovation is dependent on many factors. How developed is the basement currently? Will the renovation require any custom skilled trade work and mechanical modifications/upgrades like custom cabinetry or a new furnace and hot water tank? The size of your basement, it’s currently level of development, what you want to do with the space, and your selections level will be the biggest factors of the cost.
Home Additions costs come with a wide range of prices, as there are so many factors, options, and scenarios. Will it be a bump out of a bungalow, or a two or three storey addition? Do you want a full foundation, or a crawl space? Will there be a bonus room over the garage? Some more simplistic additions like an extended entry for a mud room can be in the $20,000-$30,000 range.
The size of the addition and its interior floor plan are the biggest variables that drive the price up or down. Whereas a bonus room over a garage starts at $60,000, adding bedrooms, bathrooms, etc. can easily double that number. Whereas a living room extension in the front of your home can cost $20,000, a kitchen extension out the back can be $100,000 plus.
We are happy to provide our most specialized sales reps for a detailed in home consultation, which also comes with a viability pre screening with the City to make sure your vision is within the setback and code allowances.
